Industrial Park Circle is the oldest dedicated commercial complex in Georgetown. Situated at the northeast corner of North Austin Avenue and Lakeway Drive, the area offers great access to both IH 35 and Toll 130. The types of businesses in this area vary as much as the architecture of the buildings. There are service companies, churches, a towing company, a custom cabinet shop and an art gallery, just to name a few. In 2005, access to this area was changed when the east frontage road of IH 35 north of Lakeway was changed from two-way traffic to northbound only. This change necessitated a way to exit the complex to the south, and Sudduth Drive was constructed to offer an access to NE Inner Loop.

32 The existing Lakeway Drive overpass intersects North Austin Ave. at an angle greater than 90 degrees. Additionally, the exit ramp from northbound IH 35 ties into Austin Avenue near the intersection, which sometimes makes it difficult for drivers exiting the interstate to turn left onto Austin Ave. Plans are underway to construct an overpass and realign Lakeway Drive at an angle that allows for smoother, safer traffic flow. Additionally, the exit ramp from IH 35 will be relocated approximately 1,000 feet to the south, according to TxDOT project plans. The project is currently in the utility relocation phase.
