Whitestone Business Park has two construction phases planned for this 25-acre site.
Phase 1: Four acres fronting FM 1431 are separated into four lots for retail/hotel pad sites and are for sale. Behind them, two 32,000 sq. ft. office buildings are scheduled to break ground by Jan. 1 followed by a 10-month construction period.
Phase 2: Two manufacturing facilities are planned for the northernmost portion of the 25-acre site. One building will be a 44,000 sq. ft. industrial/warehouse crossdock. The other building will be a 150,000 sq. ft. manufacturing facility with a loading dock included. The general industrial zoning in this area allows for light manufacturing, processing, assembly, and research and development.
Water park plans are still underway. The partners in the $350 million project are working to finalize financing arrangements and say they hope to break ground by mid-2009. Phase one includes indoor and outdoor components of the water park, a 300-room hotel, 20-30 treehouse-concept rooms located within the water park and a river transportation system around the property. Phase two will include mostly retail space.
A traffic signal at this intersection should be fully operational by the end of the month. TxDOT will set it to flash for five days, Thursday through Tuesday, prior to activation. This signal will also serve as one of the entrances to the water park once it opens.
